Our Home Inspector will provide you with a digital detailed report complete with pictures and a summary listing any Major Concern or Safety Hazard. Pre-Purchase Inspection:
A home inspection is a visual process where all of the items typically used within a home are tested and/or operated to verify proper operation or installation. Doors and windows are opened and closed, roofing materials inspected, air-conditioning and heating systems operated. The Inspector will fill the sinks and tub(s), run the shower(s), and flush the toilets. All the while making notes on the condition and operation of the components tested. Upon completion a report will be distributed to you.
Condo Inspections:
In addition to home and commercial inspections, we also perform condo inspections. We offer our services to buyers, sellers and Condo Associations who are interested in an un-bias opinion regarding the condition of a property or part of a property. For the Condo Association, a second un-bias opinion may be a wise choice before making a decision to replace a roof, windows or other major component of the dwelling. Radon Testing:
Atlantic Home Inspection Company uses both active and passive radon collection devices. Our active device is a Sun Nuclear Professional Continuous Radon Monitor, (CRM). This device can produce radon test results in 48 hours. Our passive device used is a Liquid Scintillation vial. Two vials are placed in the home for at least 48 hours. At the end of the collection period, they are sent to a lab for results. This process will take 5 to 7 business days.
Water Testing - Water Quality:
Based on your particular needs, we offer a variety of water tests. Our water quality packages include; Standard, Comprehensive, Comprehensive & Radon, FHA/VA Minimum Requirements, FHA Plus, Safety, Total Coliform Bacteria, Volatile Organic Compounds, MtBe. Individual tests are also offered. When Lab results indicate the presence of total coliform of E coli bacteria and there is no obvious source of contamination, consider giving your well a chlorine shock treatment.
Water Testing - Water Quantity:
It is recommended that your water supply should yield five gallons per minute over a two hour period (600 gallons). Our water quantity test is conducted by installing a water meter and pressure gage to an outside faucet. The water is turned on and measured to determine the functionality of the water pump and the water recovery rate of the well. This test can be conducted for one, two, three, and four hours. This test will be conducted only with the owners permission. A Permission Form must be signed prior to testing.
